Scope of Work:
Kacie Jane Park in Springboro, Ohio, was developed in two phases, with the following scope of work:
Phase 1:
Splash Pad: A 3,000-square-foot splash pad to provide interactive water play for children.
- This phase was completed and opened to the public in early summer 2019.
Phase 2:
Playgrounds: Two age-appropriate playgrounds—one designed for younger children and another for older children—to offer safe and engaging play spaces
- Interactive Play Area: An additional play area featuring interactive equipment to enhance children’s play experiences.
- This phase was nearing completion as of August 2020.
Challenges to Overcome:
Weather Delays
- Like many outdoor construction projects, weather conditions likely impacted the timeline, particularly rain or freezing temperatures that could delay concrete pouring, landscaping, and the installation of equipment.
Budget and Funding
- The park was made possible by a generous donation from the Hausfeld family, but ensuring that costs remained within budget while achieving the desired quality and features could have been a challenge.
Construction Logistics
- Coordinating the installation of different elements (splash pad, playgrounds, bathhouse, and parking lot) required careful planning to ensure each phase was completed efficiently.
Safety Compliance and Accessibility
- Ensuring that all structures met safety standards and that the park was ADA-compliant required additional design considerations and inspections.
How We Overcame the Challenges:
Flexible Scheduling & Phased Approach
- The project was completed in two phases, allowing work to continue even when certain tasks were delayed by weather.
- Construction teams scheduled weather-dependent tasks (such as concrete work) during favorable conditions.
Community Support & Efficient Use of Resources
- The Hausfeld family’s generous donation helped fund the project, reducing financial strain on the city.
- Cost-effective materials and value engineering ensured that high-quality features were delivered within budget.
- Additional funding may have been allocated through city grants or public funds.
Strategic Project Management
- Contractors coordinated different work crews to ensure minimal downtime between construction phases.
- Work on the splash pad, bathhouse, and parking lot was prioritized in Phase 1, while the playgrounds and interactive areas followed in Phase 2.
